Docklands apartment values held steady through the September quarter. Like-for-like prices were flat: two-bedroom apartments traded at a median of $620,000 (June quarter: $619,500) and one-bedroom apartments at $390,000 (June: $387,500). The all-property median dipped to $529,000, but only because the quarter recorded just 6 three-bedroom sales against 16 in June. Buyers took longer to commit, while rentals continued to lease quickly at firm asking rents.

- Homes sold in a median 49 days, up from 39 in June — buyers are taking their time.
- A late-reported $1.4 million sale at Marina, 8 Pearl River Road, led the quarter; Concavo and Banksia each recorded two top-ten sales.
- Rentals leased in a median 18 days, down from 28 a year ago, with two-bedroom asking rents at $800 per week.

Market comment
A late-reported sale took the top spot: a $1.4 million three-bedroom, three-bathroom apartment with three car spaces at Marina, 8 Pearl River Road. Concavo at 9 Waterside Place followed with two of the top ten — a $1.275 million three-bedroom and a $1.255 million two-bedroom apartment — and Banksia at 2 Glenti Place also recorded two, both two-bedroom, two-car apartments above $1.15 million. Arkley (20 Rakaia Way), Dock 5 (55 Victoria Harbour Promenade), Yarra’s Edge (70 Lorimer Street), Condor (2 NewQuay Promenade) and Yarra Point (1 Point Park Crescent) completed the list. The top end is tightly grouped: every result sat between $1 million and $1.4 million, and two-bedroom apartments with two car spaces made up half of the list.

Market activity
Measured on bedroom-matched medians, Docklands prices have been steady for more than a year: two-bedroom apartments have traded between $614,000 and $645,000 in every quarter since mid-2025, and one-bedroom medians between $387,500 and $430,000. The change this quarter was pace — typical time-to-sell lengthened to 49 days from 39.

The all-property median of $529,000 (June: $585,000) reflects the mix of stock that sold rather than a change in values: three-bedroom apartments, which trade above $1 million, made up only 6 of 117 sales this quarter. Around 79% of sales fell in the $350,000–$850,000 bracket, and activity was most concentrated on Collins Street, Flinders Street and Harbour Esplanade.
One-bedroom apartments at a median $390,000, leasing at $600 a week, deliver a gross yield of 8.0%. With prices flat and asking rents up 3.4% on a year ago, Docklands’ entry-level stock continues to offer some of the best cash-flow returns in the inner city.
Rental market
Docklands rentals remain in strong demand. The median listing leased in 18 days this quarter, compared with 28 days a year earlier. Asking rents have held at a high level: two-bedroom apartments at $800 per week (from $780 a year ago) and one-bedroom apartments at $600 (from $580).

Measured against current sale prices, that puts gross rental yields at roughly 8.0% for one-bedroom apartments and 6.7% for two-bedroom apartments.
